Wolfeboro, Carroll County
Building in America's oldest summer resort.
Wolfeboro calls itself the oldest summer resort in America, a claim that goes back to Kingswood, the summer estate built beside Lake Wentworth in 1771. The town grew into a summer colony for families from Boston and southern New Hampshire, and many of those lake houses are still here.
Today about 18 percent of Wolfeboro is water. Homes line Wolfeboro Bay on Lake Winnipesaukee and the shores of Lake Wentworth, and the Smith River runs between them through Wolfeboro Falls.
That means a lot of our work here is on or near the water: lifting older lake homes, building new foundations under camps and digging carefully within the state's shoreland rules.

Shoreland rules
Working inside the 250 foot zone.
Under New Hampshire's Shoreland Water Quality Protection Act, land within 250 feet of lakes like Winnipesaukee and Wentworth is protected shoreland. Excavation and construction there can need a state shoreland permit, and the first 50 feet from the water has strict limits on clearing.
✓ Lakefront projects planned around the shoreland zone
✓ Erosion control and minimal disturbance near the water
✓ Lifts and new foundations staged to protect the shoreline
What we see in Wolfeboro
Lake homes, cottages and village houses.
Three kinds of Wolfeboro projects we see most.
Lakefront
Older lake homes
Older lake homes and camps on stone, posts or shallow piers can be lifted onto a proper foundation that keeps them solid for years.
Slopes
Hillside lots to the water
Many lake lots drop steeply to the shore. Retaining walls, careful digging and drainage hold the ground in place.
Village
Homes around town
Older homes in the village and Wolfeboro Falls need foundation and sill repairs like anywhere in New England.
FAQ
Wolfeboro questions we hear often
Do I need a state permit for work near the lake?
Work within 250 feet of Lake Winnipesaukee or Lake Wentworth can fall under New Hampshire's shoreland rules. We check what applies before any work starts.
Can you put a real foundation under an old lake camp?
Yes. We lift the camp, build a frost proof foundation or install helical piles underneath and set it back down.
My lot slopes steeply to the water. Can you still build there?
Usually, yes. Steep lake lots need careful digging, retaining walls and drainage, all planned around the shoreland rules. We look at the slope and access during the site visit.
Do you travel to Wolfeboro?
Yes. Wolfeboro is part of our regular service area in the Lakes Region.
