Rye, Rockingham County

Where New Hampshire began.

New Hampshire's first settlement was founded at Odiorne Point in 1623, inside what is now Rye. The town itself was incorporated in 1785 and today stretches from Wallis Sands to Rye Beach, with Rye Harbor in between.

Rye is more water than land. Of its roughly 37 square miles, about 24 are water, including four of the nine Isles of Shoals offshore. That makes the shoreline, and what storms do to it, a constant factor in building here.

Away from the ocean the ground rises gently to Breakfast Hill, at about 151 feet on the Greenland line, where projects are more typical inland work.

Rye's shoreline

An open coast takes a beating.

Rye faces the Atlantic directly, with no barrier islands in front of it. Homes along the beaches and near the harbor sit in FEMA flood zones, and many of the oceanfront lots fall in the coastal high hazard area where pile foundations are the standard.

✓ Homes lifted onto piles or vented foundations

Services in Rye

What we do in Rye.

Each service has its own page with Rye details.

What we see in Rye

Projects along the Rye coast.

Most work in Rye falls into one of three settings.

Oceanfront

Homes facing the Atlantic

Oceanfront homes take the force of storm surge. Lifting and pile foundations keep them standing and above the water.

Harbor & marsh

Low lots near the harbor

Properties around Rye Harbor and the marsh areas sit low. Elevation and flood vents are common upgrades.

Inland

West Rye and the town center

Inland Rye homes need the usual New England work: foundation repairs, sill replacement and new house sites.

FAQ

Rye questions we hear often

Is my Rye home in a flood zone?

Homes along the beaches, near Rye Harbor and around the marsh areas often are. We check your lot against the FEMA flood map during the site visit.

Does my oceanfront home need to be on pilings?

In the coastal high hazard area, new construction and major renovations generally must sit on pilings. We explain what applies to your property.

Do you work on inland Rye homes?

Yes. Away from the shore we do the same foundation, structural and excavation work we do across New Hampshire.

Can you lift a home right on Ocean Boulevard?

Yes. Oceanfront lots take careful planning for access and staging, which we work out before the lift begins.
